MAINTENANCE PROCEDURES

For Maintenance Emergencies, please call our office at: (407) 557-3164, OPTION #5.
For non-emergency maintenance requests, use your PROPERTY MELD MAINTENENCE PORTAL to submit your work orders. One of our vendors will contact you to schedule an appointment.
MAINTENENCE PORTALEMERGENCY MAINTENANCE
Emergency maintenance issues include the following:
- ELECTRICAL: Arcing, fire, smoke, no power, overheated fixtures. Turn off the breaker immediately.
- FIRE: Call 911 immediately, then call our office.
- HEAT: Only when the outside temperature is below 60 degrees.
- STRUCTURAL DAMAGE: Issues with the roof, foundation, and walls.
- PLUMBING: Flooding or stoppage of drains. Turn off the water supply immediately. Tenants are responsible for any stoppages unless caused by tree roots or a fixture breakdown not caused by the tenant.
- THEFT: Call 911 immediately, then call our office.
- GAS SMELL: Turn off the gas supply line and contact the gas company immediately.
RESIDENTS ARE RESPONSIBLE FOR PREVENTING ANY FURTHER DAMAGE IF POSSIBLE.
NON-EMERGENCY MAINTENANCE
For non-emergency maintenance requests, use the PROPERTY MELD MAINTENANCE PORTAL to submit your work orders. One of our vendors will contact you to schedule an appointment.
- All maintenance communication should go through Property Meld.
- Be as detailed as possible when submitting a maintenance request.
- Submit photos with your maintenance request.
If you do not receive a phone call from one of our vendors within 48 hours, please contact our maintenance department via the Chat Feature in Property Meld.
An AC system failure does not constitute an emergency, but every effort will be made to service it as soon as possible.
Tenants are responsible for certain maintenance items as outlined in their lease agreement. This includes AC filters, refrigerator water filters, garbage disposal, locks/keys, light bulbs, smoke alarms and batteries, screens, interior extermination, windows, shrubs, and flower beds.
IMPORTANT NOTES:
- If a tenant does not show up for a scheduled maintenance appointment, they will be responsible for a trip charge of $95.00 to the vendor.
- If a tenant fails to report an obvious maintenance issue and damage occurs, the tenant may be responsible for the repair and/or damage.
- Allegiant Management Group must authorize all repairs and/or maintenance that a tenant requests. Any unauthorized repairs will not be reimbursed.
