Am I allowed to paint?
Any and all changes need prior approval before proceeding. If you wish to paint, you must submit your request in writing to our office along with a sample color card. You will be required to re-paint back to the original color upon vacating.

I did not have a pet when I moved in; may I have a pet now?
First, email your Property Manager with your request for a pet. Do not move a pet into the property without permission. Allegiant Management Group will contact the owner and submit your request. If the owner does allow the pet, an increased security deposit and fee will be required, and a pet addendum must be signed.

I do not want to renew my lease, how much notice am I required to give?
Per your lease agreement, a 60-day notice is required if you do not intend to renew your lease.

I was told that I can break my lease if I purchase a home, is this true?
No, this is not true. You are still bound by your lease agreement. Your best option is to discuss vacating early with your property manager and try to work out an agreement to vacate.

When am I getting my security deposit back?
If there is no intention to impose a claim on the security deposit, it will be mailed out via certified mail within 15 days of you vacating the property. If there is a claim against the deposit, the Property Manager has 30 days from when you vacated the property to notify you of the claim via certified mail. Please refer to your lease agreement and Florida Statute 83.49(3).

Can you hold a place before I apply?
No, we do not hold properties until an approval has been issued and a good faith deposit has been received.

What are your qualifications?

How old do you have to be to apply?
All adults over the age of 18 must apply by submitting an application and paying the required application fees.

What is the difference between a good faith deposit and a security deposit?
The good faith deposit becomes the security deposit once the lease has been executed.

Is the security deposit refundable?
The deposit is refundable as long as no claims are made against it for damages, past rents, or any monies owed, pursuant to Florida Statute § 83.49.

When is the good faith deposit due?
Good Faith Deposit is due within 24 hours of approval.

Who needs a cosigner?
Cosigners are accepted only at the request of Allegiant Management Group. Do not apply with a cosigner unless pre-approved by Allegiant Management Group. Application fees are non-refundable.

How do I pay rent?
You can pay rent online through your resident portal or at our corporate office located at 803 W. Verona Street, Kissimmee, FL 34741, using a personal check, cashier’s check, or money order. Cash is not accepted.
